Foundation – Solid from the Ground Up

  • All TYNILEM homes are installed on prefabricated reinforced concrete pads (C25/30 – 40x40x80 cm).

  • For sloped or uneven terrain, foundations are custom-cast on site to ensure perfect balance.

  • The perimeter base is reinforced with concrete blocks for increased stability.

✅ No traditional foundation required – fast installation, terrain adaptability, and portability.

Floor Structure – Industrial Strength with Residential Comfort

  • Made from reinforced concrete beams produced in-house

  • Prefabricated concrete panels between beams for rigidity

  • Finished with leveling screed, 3 cm extruded polystyrene insulation (XPS) and fiber cement board

  • Final interior layer: SPC parquet or ceramic tile

✅ High load resistance, excellent thermal insulation, and long-term comfort underfoot.

Wall System – Our Signature 7-Layer Envelope

Our exterior walls are built using a proprietary 7-layer system, combining modern materials with classic insulation logic:

  1. Travertine-style decorative panel – 20 mm (own production, 50-year tested)

  2. Exterior fiber cement board – 12.5 mm

  3. Galvanized steel profile CW75 mm

  4. Mineral wool insulation – 75 mm, λ = 0.036 W/mK

  5. Interior fiber cement board – 12.5 mm

  6. Fire-resistant gypsum board – 12.5 mm

  7. Interior travertine-style decorative finish – 20 mm

  • Total wall thickness: ~14 cm

  • Fire rating: Class A1 / EI60

  • Thermal U-value: ≈ 0.22 W/m²K

Roof System – Designed for Extreme Durability

  • Ventilated roofing system with no false ceiling, allowing full vertical space and better air circulation

  • Insulation: 150 mm mineral wool, double vapor barrier

  • Exterior finish: standing seam or ribbed zinc-coated metal sheet

  • Thermal U-value: ≈ 0.18 W/m²K

  • Lifespan: 40+ years with minimal maintenance

  • Optional: 1 kW solar panel + 2 kWh battery, underfloor heating, smart control units
